Situated in the trendy West Loop neighborhood of Chicago, the office building at 215 North Peoria was conceived of with one foot in the future and one foot in the past. We chose a heavily industrial aesthetic that still managed to look modern and of its time.

The team for this project was a multi-disciplinary group, with the developer, contractor, and designer working together from day one to ensure that each group’s goals were being achieved. Because of this approach, we were able to track and coordinate the building’s systems in a real-time collaborative manner. The result of this effort is a wide open floor plan, with an extremely minimal amount of floor plate space held for building systems.

Ownership insisted that the program include a multilevel parking deck from the ground floor up to level 4. In order to ventilate the parking level, perforated screens were utilized on the facade, except along the street facing west facade and the northwest and southwest corners. Along these feature locations, we developed a facade using Prodema wood panels, utilizing their framing to created a pleated pattern that would allow both for natural ventilation and a dynamic appearance at both day and night for the primary view of the building.
